Renovation tips that will increase a home's value

If you are thinking of selling your home soon, here are some tips that may help increase your home's value.

1. Small improvements.

Even small low cost improvements can change the way a home looks more than can be expected. For example painting a front door and adding a wreath or upgrading a door's hardware can make an entryway more inviting. Changing the color of a room can also change the character of the room. 

2. Upgrading the kitchen.

The kitchen tends to be the gathering area and most people consider it the heart of the home, think about remodeling the kitchen but do not upgrade it more than the rest of the home, and do not over-improve it. If the cabinet boxes are in good shape, you can have the doors repainted,resurfaced or completely changed out. Sometimes just changing the door's hardware can be sufficient and can make it appear more up-to-date. Countertops can make or break the appearance of a kitchen, there is a vast variety in the type of materials used for countertops today that can be bought at various price points, check with your local real estate agent to see what materials are more popular where you live and decide if it would payoff to upgrade to that type of material. 

3. Reinventing a room.

Building a home addition can be an extremely expensive proposition. Instead of adding square footage to a home think about working with what you have. Think about the space under roof that you have, and how the existing space can be changed  to save you money. Finishing a basement, converting attic space to a bedroom or office or adding a finished room over a garage can add value to your home's value. 
  • In the Blue Ridge area many use their basements for game rooms, TV rooms, second living rooms or even as a seperate appartment for additional income. 
  • Attic space can be used for a game room, office, craft room or additional bedroom.
4. Bathrooms.

If your home only has one bathroom, adding a second bathroom should help you recoup the majority of the costs to adding the second bathroom. HGTV estimates that you can recoup approx. 80 to 130% of what you spend adding a bathroom. 

5. Outdoor Living.

Outdoor living spaces have become increasingly popular and desirable in recent years. Consider improving or updating what you have if it is needed, making your back yard patio or deck more appealing can make your home more desirable to prospective home buyers.
